Once you’re ready to move beyond exploring and start looking seriously, the right representation makes all the difference.
Buying property in Costa Rica is about far more than just finding a house you like.
The real challenge is understanding the area, the market, accessibility, infrastructure, long-term usability, and whether a property truly fits your goals.
That’s where experienced representation becomes critical.
From Exploration to Execution
Many of the clients I work with start by exploring Costa Rica—figuring out where they want to be, what lifestyle fits, and what makes sense for them long term.
Once that clarity is there, the focus shifts.
Now it becomes about identifying the right property, evaluating real value, and executing the purchase correctly.
This is where having experienced, on-the-ground representation becomes critical.
What I Do for You as a Buyer
- Help you identify and source the right properties (including opportunities not widely advertised)
- Provide real insight into pricing and value—not just list prices
- Help you avoid common pitfalls that aren’t obvious to most buyers
- Guide you through negotiation strategy
- Coordinate due diligence with trusted attorneys and professionals
- Remain actively involved through closing so problems are identified and addressed early
This isn’t just about finding a property—it’s about making the right decision.
How I Work with Buyers
I work with buyers in two different ways, depending on the level of support, strategy, and involvement they’re looking for.
Standard Buyer Representation
Best suited for buyers under $1M or those who prefer a more flexible approach.
- No upfront retainer
- Commission is typically paid by the seller (standard practice in Costa Rica)
- Full support through property search, negotiation, and closing
Once we begin actively working together, representation is handled on an exclusive basis so I can fully focus on helping you find and secure the right property.
Priority Buyer Representation
Best suited for $1M+ buyers or those who want a higher level of hands-on support.
- $5,000 retainer (credited back to you at closing)
- Priority access and faster response times
- More proactive property sourcing (including off-market opportunities)
- Higher level of strategic guidance throughout the process
- More hands-on planning and coordination, especially for buyers coming from abroad
The retainer is fully credited back to you at closing and allows me to dedicate a higher level of time, strategy, and proactive support throughout the process.
Background & Experience
Before transitioning into Costa Rica real estate, I practiced law in the United States in the areas of tax and corporate transactions, and later worked in finance and investment analysis.
I’ve now lived in Costa Rica for more than 20 years and have spent much of that time helping buyers navigate not just real estate purchases, but the broader lifestyle and strategic decisions that come with relocating internationally.
As a result, my approach tends to be far more consultative and analytical than the traditional real estate model—particularly when helping clients evaluate value, risk, location fit, and long-term usability.
Why This Matters
Costa Rica can be an incredibly rewarding place to buy property—but it’s also a market where local knowledge and experience matter enormously.
Two properties that look similar online can be drastically different in terms of value, access, infrastructure, and long-term usability.
Having someone on your side who understands those differences—and knows how to navigate them—can make the difference between a great purchase and a costly mistake.
